Presidio Heights, that slender neighborhood between the bustle of Laurel Heights and the crumbling armaments meet green space of the Presidio, is often confused with tony Pacific Heights to the east. It’s an understandable error, as this area, too, has its share of lavish homes. But Presidio Heights has more of the buzz one associates with a city: ground-floor retail, coffee shops, stroller-pushing families on walks. One savvy real estate agent aptly describes it as “the Noe Valley of the west side.”
That translates to multi-family homes and mansions that have been transformed into condos, standing next to classically grand SF manors. It also means a brisk market: 24 homes have changed hands there in the past year, Compass reports, at a median price of $6.83M. Eleven condos have also sold in that period, at a $1.62M median.
